The Fullmer ranch is on the Teton River and located Northeast of Teton City, Idaho. This ranch and farm is located 40 miles northeast of Idaho Falls, Idaho which is a major city.

This area is rich in natural resources. Grand Targhee Ski Area is approximately a 45 minute drive from the property. Yellowstone National Park’s west entrance is approximately 1 hour from this property. Jackson Hole Wyoming is approximately 1 hour from the property.

This property has approximately ¾ mile of Teton River frontage along the northern boundary of the property. The River flows into a series of lakes, runs, pools and riffles. One of the lakes is on the Fullmer Ranch. This lake provides great waterfowl hunting, bird watching and Blue Ribbon Trout fishing. Snake River Cutthrout, Rainbow Trout and Brown Trout are all present in the Teton River. This past winter there was a herd of about 20 Elk seen standing on the ice at the edge of the river.

It also offers a unique opportunity to own lake front property with views of the Grand Tetons. A portion of the deeded acreage which lies on the river bottom is under water; this unique situation is the result of an Idaho State Law that rules property boundaries remain unchanged when sudden actions such as floods take place, thus creating a private lake on this property.

Approximately two thirds of the property consists of hay, grain and pasture ground which overlooks the Teton River to the North. The remaining property consists of sloping hillside and river bottom.

The unique location of the Fullmer Ranch on the Teton provides the buyer several options for future investment. The property is remote enough that is gives the feeling of privacy and seclusion but close enough to the rapidly growing towns of Rexburg and Driggs to allow for development of the property with a number of carefully planned home sites. The property is situated in such a way that home sites could be located on the bench with views overlooking the Teton River to the North and majestic mountain views to the East is spectacular. The opportunity to own waterfront property with the Teton Mountain Range views is a rarity.
